Tracking Market Shifts Daily – A System You Can Replicate
In a recent Dave Ramsey Agent Mastermind, the conversation turned to how we can better understand the shifts in our local markets. A number of agents asked me about a chart I shared, so I thought I’d break down exactly what I’m doing in case you’d like to replicate it in your own MLS.
Back in July, I started manually recording key market stats every morning because clients and fellow agents were telling me they “felt” like the market was changing. I didn’t want to rely on feelings — I wanted the data.
Why Manual Tracking Matters
Sure, I could automate the process. But I’ve found that by spending just a couple of minutes each morning pulling the numbers myself, the data sticks in my head. Now when a client, neighbor, or agent asks, “How’s the market?”, I can answer confidently with real numbers and context instead of generalizations.
The 10 Data Points I Track Daily
Every morning, I log in to my MLS and capture these:
Active Today
Pending Today
Closed (Last 30 Days)
New Listings (Last 24 Hrs)
Price Decreases (Last 24 Hrs)
Expired/Withdrawn (Last 24 Hrs)
Pending (Last 24 Hrs)
Closed Last 30 Days: Avg. List Price
Closed Last 30 Days: Avg. Sales Price
Closed Last 30 Days: Avg. DOM
From those, I calculate:
Months’ Supply of Inventory (MSI)
List-to-Sale Price Ratio
How many listings would be needed for a Buyer’s Market
Turning Data into Insight
I use the numbers to chart MSI and to track active vs. pending listings over time. This has been eye-opening — for example, our market recently dipped below 1 month of supply, the lowest I’ve seen since I began tracking. That kind of shift is hard to ignore, and it instantly informs conversations with buyers and sellers.
I have been sharing these insights on my various channels to make sure my audience knows that I have my finger on the pulse of the market.

To make this easier for those who are interested, I’ve given read-only access to my Google Sheet. You’re welcome to view it, study the setup, and replicate the approach in your own MLS.
